We are extremely happy to have secured this competitively tendered contract, which is repeat business with Access Storage, following our successful completion of the design and build Access Storage, Balham.
This £7.6 million design and build mixed use office and self storage building for Access Self Storage providing a cross extend area of 2169 metre square of offices and 6763 metre square of storage, positioned in an L-shaped form, with a service yard to the south-east corner.
The footprint of the proposed scheme makes much more efficient use of the site, as well as improving the traffic flow along Acre Lane through the removal of the north-west vehicular access point (which is currently positioned very close to the cross road junction with Kings avenue). The main north-eastern access point will therefore be utilised for both access to the B8 loading bays and B1 under-croft parking for the office development.
The B1 office spaces would be positioned in the prominent north and east sides of the site to take full advantage of views along Acre Lane and distant views across London. This section of the building would be a three to four storey composite concrete/steel frame, incorporating large areas of fenestration and opening lights (to enable natural ventilation to the narrow office spaces). The extended north façade of the new building would also increase the active frontage along Acre Lane, providing increased security and casual surveillance over the public highway and surrounding site.
The B8 self-storage accommodation would be positioned to the rear of the site within a rectangular steel portal framed structure, shielded from the street by the office accommodation. A further two levels of basement constructed with a contiguous piled wall of approximately 200 linear metres by 6 deep.
